The Korte Company was awarded the 45,059-square-foot Design-Build Airmen Dormitory at Charleston Air Force Base in South Carolina as part of a Multiple Award Construction Contract (MACC) through the Naval Facilities Engineering Command (NAVFAC) Southern Division. The project was the third project delivered to the NAVFAC Southern Division as part of the MACC.
The three-story, 108-room dormitory consisted of two separate buildings connected to a common area featuring an activity center, administrative offices, multi-purpose room, supply storage, public restrooms and bulk storage spaces.
The floor plan facilitates a four-room module design per the Air Force Enlisted Dormitory Guide 2+2 protocol with a shared living space that includes a full kitchen, living area and laundry room.
Outdoor common spaces were designed for recreation and gatherings with featured amenities including grills, patio spaces, gazebos, pavilion and covered bike storage.
The facility features a brick veneer and stucco exterior walls with a metal standing seam roof over pre-fabricated metal trusses and is designed to current code requirements including seismic and hurricane criteria. Other design criteria include the International Building Code, National Fire Protection Association 101, Sustainable Design, Anti-Terrorism and Force Protection design standards and NAVFAC Technical Criteria.
Sitework included improvements to site drainage as well as appropriate green areas within the dormitory campus. Demolition of an existing parking area and the relocation of existing utilities were also included within the scope of work.
