The Korte Company delivered a uniquely designed two-story, 20,000-square-foot office and commercial retail complex in western Las Vegas. The facility was designed to serve as a corporate headquarters and commercial retail facility for the client and their subsidiaries’ businesses.
Originally planned as two separate buildings, the design was changed to connect the structures during the initial stages of the design process.
The building’s exterior elements include exposed honed masonry, perforated metal railings, uplighting to provide the ability to change the color of the primary octagonal building form, hidden balconies to provide private sitting areas directed towards distant and strip views.
As part of its sustainable design plan, long overhangs were added to limit the exposure of the exterior glazing to intense direct sunlight.
Finally, the landscape design features a protected courtyard to provide occupants and customers an escape from the intense desert heat and the surrounding heavily trafficked roadways. Inside, low-water plants were carefully selected to satisfy four seasons of interest — while low-maintenance plantings were used in the 95-space parking area, along the street and the perimeter of the building.
Seating areas are located in the large open space in front of the buildings and between the two buildings in a shaded courtyard. The spaces feature decorative benches and planters, beautiful lighted bollards for pedestrian safety, a mixture of hexagon-shaped concrete pavers/colored concrete hardscapes and decorative planting areas.
