The Korte Company was selected as the Design-Build contractor for Walgreen Company’s most recent renovation project located at the Gateway Commerce Center in Edwardsville, Illinois.
The project consisted of a renovation that came to a gross of 500,000 square feet. The existing facility included 2,800 square feet of office space and 80 dock doors leading into a warehouse space. Site conditions included 81 vehicle parking stalls along with 68 trailer storage stalls.
In our scope of work for the e-commerce facility, we integrated a new front-office area, new shipping and receiving offices with a drivers lounge, shipping and receiving dock areas, maintenance offices and a maintenance work area, bulk storage racking, and a Kiva automated delivery system along with conveyor lines. Due to the sensitivity of product and automation equipment, the facility required we deliver a fully conditioned warehouse.
We made exterior improvements, too, including infilling 37 existing dock doors to help achieve energy savings. We also provided new dock seals, dock locks, and bumpers for 21 shipping dock doors and 16 receiving dock doors.
Interior improvements include 8,000 square feet for the front office, which consists of a lobby, a security control desk, multiple offices, an open office for cubicles, a conference room, a break room, a vending area, and locker rooms.
The 1,800 square feet of shipping and receiving office area includes offices and a driver’s lounge. The offices maintain direct supervision of the shipping and receiving dock areas. We configured the 4,600-square-foot maintenance area to service the Kiva robots and conveyor equipment, coordinating the maintenance service area with the Kiva design to allow minimal downtime for service and inspections.
